Some lenders offer DSCR loans for Airbnb and other short-term rentals. Instead of a 12-month lease, they estimate income from the property's booking history or from third-party short-term rental data, then compare that income to the payment. Rules are stricter than for long-term rentals, and not every lender participates.
Yes, with lenders that have a short-term rental program. Many DSCR lenders started with long-term rentals only, since a standard lease makes income easy to verify. As vacation and nightly rentals grew, a number of lenders added programs that accept STR income, usually with added conditions.
Because participation and terms change, the first step is simply asking each lender whether they finance short-term rentals and how they calculate the income.
There are two common approaches. For a property with an operating history, lenders may review twelve months of booking statements from platforms like Airbnb or Vrbo, or a property manager's reports, and average the gross income.
For a purchase without history, lenders may rely on an appraiser's short-term rental analysis or on a report from an STR data provider that projects revenue from comparable listings. Some lenders apply a haircut to projected revenue to account for seasonality and vacancy.
Short-term rental income moves with seasons, travel demand, platform rules, and local regulation. A city can restrict or ban nightly rentals, which can change a property's income overnight. Expenses are also higher: cleaning, furnishing, supplies, platform fees, and often professional management.
Lenders price that uncertainty in through tighter terms. As an investor, it is worth stress-testing your own numbers with a slower year in mind.
Before you spend money on an appraisal, confirm the zoning and licensing rules in the city and county, and read any HOA rules. Some areas require permits, cap the number of nights, or limit STRs to owner-occupied homes. A lender may decline a loan if the use is not allowed, and an investor can be stuck with a property that does not support its debt as a long-term rental.
Some investors also run the numbers as a long-term rental. If the property can cover its payment with a standard lease, the downside is more manageable if STR rules change. A lender may even let you qualify on long-term market rent while you operate it as a short-term rental, depending on the program.
Do I need prior hosting experience? Some lenders prefer it; others do not require it.
Can I furnish the property with the loan? Generally no. Furnishing is paid separately.
Is the income figure gross or net? Lenders often start from gross bookings, though some deduct platform fees or apply an expense factor.
